The real estate sector thrives on collective efforts from various industry players. These include real estate investors, developers, financial institutions, construction firms, asset/property managers, project managers, appraisers, architects, quantity surveyors, engineers and several other players. Many of the real estate projects we see today always begin with an investor who is willing to allocate funds to a real estate development in anticipation of profits. In Ghana, many of the commercial buildings scattered across the country are investments by institutions and individuals.
Here are some key investors in Ghana’s commercial real estate space:
- SSNIT
SSNIT (Social Security and National Insurance Trust) is the largest institutional investor in the Ghanaian real estate sector. The trust has a plethora of commercial and residential real estate assets scattered across the country. SSNIT’s commercial portfolio comprises of assets ranging from Grade A to B office buildings, shopping centres and multi-storey car parks. Key real estate investments owned by SSNIT include the Ridge Tower, Premier Tower, Heritage Tower, World Trade Centre, SSNIT Emporium, Japan Motors Silver Star Tower, Trust Tower among others.
- RMB Westport
RMB Westport is a joint venture between the Rand Merchant Bank and the Westport property group. The firm is a real estate investment management and development firm with a huge portfolio of properties scattered across Africa. RMB Westport’s portfolio of properties in Ghana are mainly commercial properties. They include the Stanbic Heights, Junction mall, Accra Financial Centre and the Takoradi mall.
- Delico Property Develpment
Delico property development is the main investor of Kumasi City mall; the biggest mall in Ghana. The company also holds 60% stake in the West Hills Mall development, while SSNIT holds the remaining 40%.
- Atterbury Investment Ltd
Atterbury is a real estate development, investment and management company well-known for its commercial, retail and industrial properties scattered across Africa and Europe. In Ghana, Atterbury is well-known for the Accra mall; the first formal retail shopping centre in Ghana. Aside Accra mall, Atterbury has invested in other retail properties in the city of Accra.
- Actis
Actis is a leading investor of private capital into global emerging markets. In Ghana, Actis is the key investor for Ghana’s first green-certified office complex – the One Airport Square. Before selling its shares to Atterbury, Actis was also the key investor of the Accra mall retail development. They are also the investors for the Exchange – a 7 acre mixed-use development in close proximity to the Kotoka International airport.
- MANET
Manet is a key real estate firm and has been in operation for over 27 years in Ghana. Manet is well-known for the Manet Towers Development located within the Airport Precint and over 2,000 residential units within prime neighbourhoods in Accra.
- Dream Realty (Interplast)
Dream Realty is the key developer for the Octagon; a magnificent commercial real estate building in Accra’s CBD and the Accra City Hall.
